From Bare Shell to Barre and Gym Floor
BUMP Health & Fitness were opening a new site in Melbourne's eastern suburbs. The ground floor tenancy at 630 Mitcham Road had never been occupied, 500 square metres of bare shell. Council had to approve a change of use before any trade could start on site.
A ballet barre studio and an open gym floor all had to fit inside the one tenancy, with enough back of house left over to store the equipment. BUMP wanted it built to the budget they had approved, and they wanted to be trading. The base design[GU1.1] was completed by others, with slight adjustments needed for compliance and to start construction. Concept Health’s scope was the build, and the approvals that came with it.
We carried the planning and permit process for the client. That meant a change of use application through council, with the building owner's property managers to keep aligned throughout. Barre stations were created with single and double bars, along with custom joinery, curtains, and new flooring through the rest of the space. Mechanical, electrical and fire services were built into a new ceiling, with the HVAC fully air balanced and smoke detection commissioned, and a digital lock system installed.
By handover, BUMP were already moving equipment in. The Certificate of Occupancy had come through a few weeks earlier, and the approvals that could have held up the opening were resolved by Concept Health rather than left with the client, so BUMP could focus on opening.
